Blue Ash housing is largely mature, much of it built between the 1960s and the 1980s, on flatter lots with grown trees.
The result is that most of what we do here is replacing a deck rather than building the first one, and the frame underneath is the thing worth examining before anything else.
Forty year old pressure treated frames go one of two ways. Some are entirely sound and only need a new surface, railing and stairs, which is far cheaper than starting again. Others have soft posts at ground contact or a ledger that was never flashed, and putting a twenty five year board on top of that wastes the board. We inspect it free and tell you which one you have.
Frames from that era were often built at spacings that suit the wood boards of the day and are too wide for some composite, particularly on a diagonal layout. Sistering in extra joists is usually a modest addition rather than a reason to abandon a reuse.
